Kimco’s Meadowbrook Commons will be home to one of Long Island’s first Target flexible format stores

This week Target announced plans to open two smaller format stores, formerly known as TargetExpress, in Long Island later this year. One of these stores will be in our Meadowbrook Commons center in Freeport, New York. These will join three other flexible format stores opening throughout the New York City boroughs in 2016.

Target’s nearest store in Westbury, New York near the Roosevelt Field mall, the largest retail center in the area, is heavily shopped and is approximately 172,500 square feet. To make it easier for guests in Freeport and the surrounding region to shop, Target is adding its smaller format store on the South Shore of the island so that customers don’t have to travel as far.

These flexible format stores have smaller footprints than typical Target stores—in Meadowbrook Commons’ case, the store will be approximately 46,000 square feet—and will offer curated products for the community it will serve. Meadowbrook Commons already has an existing tenant base that will complement the addition of this Target, including Marshalls, Bob’s Discount Furniture, and a Modell’s Sporting Goods.

The Freeport Meadowbrook Commons’ Target will offer a tailored mix of apparel and home, including Pillowfort, Target’s exclusive home collection for kids; healthy and ethnic food offerings; toys and sporting goods; and services including Target Mobile and Order Pick-Up.

Another perk to a flexible format store? Barriers to entry are high for even the largest retailers in the country on Long Island. It’s difficult to find the large footprint needed to open a regular-sized Target. By having a concept that can fit into half a traditional Target footprint (one-third of a SuperTarget), the retailer can penetrate markets that they wouldn’t otherwise been able to get into. Meadowbrook Commons was selected for one of these new sites as it is a well-performing center located in a dense neighborhood, with a population of over 173,000 within a three-mile radius. The addition of this retailer will encourage even more foot traffic to the surrounding tenants.
